Tottenham Gets its New Spurs

David Spittles identifies a new hotspot where you can buy a three-bedroom house for less than £300,000 and the West End is only 20 minutes away

North of Hackney, where the regeneration legacy of the 2010 Olympic Games is expected to boost property values for years to come, lies an area that ought to be a hotspot but isn't - yet.  Tottenham has been remarkably overlooked by first time buyers and gentrifiers looking for the "next" cheap place.  But where else in London can you buy a studio apartment for less than £100,000 or a decent three-bedroom Victorian house for less than £300,000, and still be in the West End or City in 20 minutes?

Making a Difference

Lying between Finsbury Park and the North Circular, parts of Tottenham are poor, but transport links are excellent and co-ordinated regeneration is finally making a difference.

Victorian Tottenham Town Hall is being transformed by Haringey Council in to a new business and community hub, while a redeveloped depot at the rear will provide 109 affordable flats, managed by Newlon Housing Trust.

Hale Village, next to Tottenham Hale Station, is a £400million development project that includes 1,200 new homes, a student campus, primary school, hotel, retail and office space.  The 12-acre site borders protected parkland and the Lee Navigation, a once-vital canal route running into Docklands, meaning there will be waterfront homes.

About a third of the new homes will be provided by Newlon, and they are expected to be popular with key workers and young professionals.  Tottenham Hale station is the major transport interchange between Liverpool Street and Stansted, has a black cab rank.

Lee Valley Estates is a partner in the transformation of Tottenham Town Hall and will be managing the new business centre.

Lee Valley Estates is the owner of the Hale Village site and has managed the development of the site since it was granted outline planning permission 5 years ago.  Lee Valley Estates' partners include Newlon Housing Trust and student accommodation provider UNITE.
